1. Marketing Your Rental Property
We will list your rental property on multiple platforms where we know potential renters look including our website, Zumper, Padmapper, Zillow, Facebook Marketplace and Kijiji. We do this using software that integrates with our management system. When a location is vacant, the system sends the listing out to all platforms - so nothing gets missed.
Understanding that an empty property is not beneficial to anyone, our aim is to place a tenant in it as soon as possible - preferably by the first of the following calendar month.
2. Tenant Screening
Quality residents are respectful and reliable. Good people take pride in the place they call home and leave it in good condition when they move. And they meet their monthly obligations.
That’s why we screen prospective tenants thoroughly by doing soft credit checks, employment verification, identity verification and even social media checks. We never rely on referrals from a previous landlord. If we are aware of problematic tenants, we keep their names on file, so we can cross-reference them in the future. The better the screening is up front, the less chance there is of putting a troublesome renter in your property.
3. Rent Collection
The collection of rent is one of the most onerous tasks for property owners. We take collecting rent off your shoulders so all you need to do is watch it accumulate in your bank account.
Rent is due on the first of every month. Rent payments are accepted by e-transfer, tenants can send in post-dated cheques or we can set up automatic payments. Under most circumstances, we do not take cash from tenants directly in an effort to protect our employees, our tenants and our owners.
4. Tenant Management
Just as we work to have long, trustworthy relationships with property owners, we strive to have good relationships with tenants. At the end of the day, we want to get to know your tenants so we can have open, honest conversations with them. If tenants feel heard and understood, they stay longer and take better care of the property.
If an issue or problem arises, we deal with it personally and try to work it out in a pro-active way. We keep references of everything that’s been said or done and ensure that our actions are always in compliance with the rental board regulations. If eviction becomes necessary, we represent our clients in a claim with the ORT (Office of Residential Tenancies) - so you don’t have to concern yourself with it.
5. Property Repairs & Maintenance
As property owners ourselves, we understand the importance of keeping an eye on your property at all times. We conduct an audit inspection every three months to confirm that everything is in fine condition. We check on things that a tenant might not notice, such as water dripping from a water heater. If something is amiss, our own in-house maintenance team can address it right away.
If large repairs are required, we’ll get multiple quotes. If the estimates are higher than an agreed-upon price, we’ll let you know and we can discuss how to proceed from there. You’ll be kept apprised of the situation every step of the way.
On the tenant side, we are accessible 24/7. If tenants have a problem with the property, they can call at any time and speak with a real person - even if it’s Christmas morning.
